Just north of Estero, with US 41 along its western edge. Brothers Jules and Jack Freeman laid it out in 1953 as low cost homes for the middle class. Today it’s a mix of ages and styles, and so are the systems we find in its garages.
East of San Carlos Park and south of Alico Road, with I-75 along its eastern edge and Estero below it. It grew from 3,592 people in 2010 to 5,472 in 2020, and plenty of its homes went up in that stretch.
The master planned community north of Southwest Florida International Airport, off Daniels Parkway east of I-75. It covers more than 3,000 acres and has its own schools and parks, plus a golf club.
Hurricane Ian’s surge topped 15 feet in places on Estero Island on September 28, 2022, and destroyed about 900 of the 2,100 structures on Fort Myers Beach. Much of the island has been rebuilt since. In flood zones the building code sets how high mechanical equipment has to sit, so many condensers here are up on platforms.
Our area follows US 41 and I-75 north and south, with Corkscrew Road, Three Oaks Parkway and Ben Hill Griffin Parkway in between. A lot of what we see is gated and golf community housing built around lakes, plus older streets in San Carlos Park and the rebuilt homes on the beach.
The equipment is mostly the same everywhere: split systems and heat pumps with the air handler in a garage, a closet or the attic. What changes is how the house sits, how much sun the condenser gets and how close the nearest lake or river is.
